Purpose of the Position:

The Manager, Facilities is responsible for all maintenance and capital improvement activities. The Manager, Facilities is expected to lead, organize, improve, and standardize the quality of service and products used in the maintenance of the site. The Manager, Facilities provides expert technical direction to all maintenance staff. The individual in this position will standardize approaches for troubleshooting preventive maintenance routines and initiate regular technical training for maintenance staff. The Manager, Facilities is the leader and chief advocate for all maintenance staff.

Responsibilities:

• Provide broad organizational technical assistance, as well as project direction for all Mechanical Systems, Electrical Systems, Plant Automation Systems, and Building HVAC Systems to ensure energy efficient building maintenance standards.

• Supervise maintenance staff and implement ongoing training for maintenance staff.

• Complete staff performance evaluations.

• Collaborate with the Human Capital Department to address recruitment and staff performance concerns.

• Assist in the development and implementation of all procured services and products.

• Work closely with the Procurement Department to purchase commonly used products.

• Oversee the supervision of subcontracted service providers, track subcontractors, and product vendor authorizations and track invoices.

• Establish and implement inventory and contracting auditing protocol for all purchases.

• Document subcontractors’ work and monitor product quality.

• Assist the AVP, Facilities Management and Regional Manager, Facilities with overseeing construction contracts and maintenance efforts related to Win insurance claims.

• Implement a training and certification process; establish measurable benchmarks for technical proficiency.

• Oversee the repairs and maintenance of all facility equipment including HVAC building management systems, plumbing, and elevator maintenance and repair.

• Coordinate new construction and facility improvements.

• Assist in the overall coordination, completion and signed maintenance documentation for all room inspections.

• Ensure mechanical efficiency of all machinery, document all malfunctions, and ensure appropriate replacement or repair.

• Perform other related duties as needed.

Essential Functions:

• Must be on call 24 hours, 7 days a week.

• Must be able to work with hazardous substances with proper protective equipment.

• Must be able to regularly lift up to 50 pounds.

• Must be able to ascend/descend stairs in an 8-story building.

Qualifications:

• Commitment to Win’s mission, vision, and values.

• High School diploma or equivalent, some college, technical or vocational training a plus.

• Able to adapt to new building system requirements.

• Ten (10) years of experience in facility management, repairs, plumbing, and electrical systems.

• Knowledge of building systems and HVAC.

• Three (3) years of experience as a supervisor is required.

• HVAC, Boiler, Standpipe, and FDNY Fire Alarm certifications are required.

• Clean Class D or E driver’s license.

• Good verbal and written communication skills.

• Computer skills a plus.

• Ability to interact effectively with the client population, representatives of government, and private organizations.

• Ability to work effectively in a team environment.

• Bilingual – English/Spanish a plus.
