SUNY Maritime College is looking for a new team member to join The Facilities Department as Maintenance Supervisor 1. With almost 1600 students, over 800,000 square feet of actively maintained space and approximately 6000 work orders done annually. Modernization of a campus that was established in 1874 has been no easy feat. With upgrades to Health and safety, Fire and life, lighting, security. This position supervises and provides technical direction to the building maintenance program. Candidate will review work requests, estimates materials, labor needs, and costs. Candidate will utilize the work order system to ensure the proper scheduling, planning and availability of fiscal and material resources and tracking of completed work and trends. The candidate will monitor staff work progress, develop, and implement a preventative maintenance program, and maintain necessary records and reports of maintenance activity. He/she/them will supervise maintenance staff by establishing work priorities, approving, and enforcing work schedules, enforcing rules, standards, policies, and coordinating the activities performed by staff.

Supervision

Under the Assistant Director of Facilities, Maintenance Supervisor 1 will supervise subordinates and contractors visiting weekly. The titles of the positions supervised are Trades Specialist Carpenter, Trade Specialist Painter, Trades Specialist Electrician, Trades Specialist Plumber & Steamfitter, Maintenance Assistants, and Facilities Operations Assistants. This position will also oversee any contractor's onsite for scheduled work. Consisting of Plumbers, electricians, Fire alarm technicians, Elevator mechanics, Roofing contractors, and Building contractors. Coordination with the Supervising Janitor on the cleaning of project work areas. May supervise and provide technical direction to housekeeping staff.

Job duties and responsibilities:

Plan and Oversee Maintenance Jobs

  • Review maintenance requests through the work order system and as required, visits the work/project site to confirm the nature and extent of maintenance requested and to determine dimensions, materials, equipment and labor required to complete the project
  • Meet with supervisors involved to coordinate and schedule work to be performed
  • Assign staff to the project, providing oral and written instructions.
  • Observe and inspect projects in progress and when completed to ensure proper use of materials and equipment and that regulations and codes are followed and work is completed on a timely basis
  • Consult with and advise supervisor on the feasibility and alternatives to proposed projects and equipment purchases.
  • Coordinate with contractor's onsite- elevator Mechanics, exterminators, Fire Suppression contractors, Fire Extinguisher contractors, and Fire Alarm system contractors
  • Conduct annual fire inspections with the Fire Inspector from the Office of Fire Prevention and Control

Supervision and Training

  • Develop and implement training programs and record keeping based on observation of work performance. Delivery of training will be a coordination of internal and external providers
  • Provide instructions and assistance in the solution of work-related problems and in the performance of specific tasks
  • Evaluate the work performance of subordinate employees and take corrective action
  • Implement and enforce safety procedures and standards for staff

Budget

  • Prepare reports of estimates and actual costs for workforce, materials, and equipment for each project
  • Assist in the preparation of the annual operating budget by recommending the budget requirements for the facility's maintenance programs, including staffing, materials and equipment needs
  • Contractor/ Vendor procurement process ensuring best prices are given

Work Request

  • Review work order requests to determine nature of the project, its appropriateness, feasibility, and priorities
  • Schedule work and issue work orders
  • Prepare and implement a preventative maintenance program
  • Order or direct the ordering of materials and equipment

Maintain computerized records

  • Work proficiently in computerized maintenance management systems, e-mail and other computer applications as assigned or required, i.e., campus keying system, Annual Inspections
  • Annually prepares standardized written performance evaluations for subordinate employees

Non-competitive:

One year of trade experience subsequent to the completion of an apprenticeship or equivalent training and experience such as that required for: Trades Specialist (Carpenter), Trades Specialist (Electrician), Service & Repair Mechanic (Electronics), Trades Generalist, Grounds Construction Supervisor, Trades Specialist (Locksmith), Trades Specialist (Machinist), Trades Specialist (Mason & Plasterer), Service & Repair Mechanic (Motor Equipment), Trades Specialist (Painter), Trades Specialist (Plumber & Steamfitter), Service & Repair Mechanic (HVAC-R), Trades Specialist (Roofing), or Trades Specialist (Welder)

Special Notes: This is a full time classified appointment. FLSA non-exempt position, that is, eligible for overtime. The hiring rate for the position is $54,860 annually, with an outstanding benefits package. For additional information please see the CSEA Benefits Summary.
