Oversees repairs and maintenance on a wide variety of complex building equipment and systems such as automatic controls, generating equipment, paging systems, fire alarm and detection systems, security systems, air handling equipment, boilers and HVAC units, and energy management systems at multiple offsite facilities. This position requires the incumbent to own a reliable vehicle which is necessary for commuting between offsites.

Job Description:

Essential Responsibilities:

  1. Oversees diversified duties or related work from blueprints, wiring diagrams, schematics, written and/or verbal instructions. Manages maintenance checks as required on electrical and mechanical equipment in accordance with preventative maintenance (PM) programs.

  2. Diagnoses and remedies problems quickly to avoid any downtime, direct work of assigned employees. Responsible for working, planning and overseeing scheduled utility shutdowns and vendor interaction and supervision.

  3. Maintains facility systems in a safe and efficient manner. Maintains plant's physical structure. Assists in moving, installing and leveling plant machinery and equipment, using appropriate material handling equipment. Oversees general grounds maintenance in a safe and effective manner which includes snow and ice removal as warranted.

  4. Manages the operation and maintenance of the fire protection system. Performs routine testing as scheduled and maintain insurers compliance.

  5. Maintains a work order system, weekly preventive maintenance system, time sheets and any other necessary records and reports as required. Maintains up-to-date licensing and permits as well as regulatory compliance documents required by DPH, TJC, CMS, and state and local agencies.

  6. Negotiates maintenance and repair contracts with appropriate tradesmen or vendors, contacting them as needed. Works with medical equipment maintenance vendor and hospitals to get equipment checked (PM'd), shipped, repaired and returned to the facility in a timely manner.

  7. Responds to fire alarms, power outages, major leaks, building evacuations, safety or medical emergencies and natural disasters following prescribed procedures and guidelines. Maintains the facility and equipment in a clean and orderly fashion, free of all safety and occupational hazards.

  8. Other duties to include direct supervision of the EVS, Safety and Security Programs.

  9. Has the authority to direct and support employees daily work activities. Has the direct responsibility to undertake the following employment actions: hiring, termination, corrective action and performance reviews. Direct Reports: More than 7 Indirect Reports: None

  10. Assists in planning, monitoring and/or managing budget in functional area of department.

Required Qualifications:

  1. High School diploma or GED required. Vocational or Technical training in Facilities Management preferred.

  2. Current state drivers license

  3. 5-8 years related work experience required and 3-5 years supervisory/management experience required

  4. Minimum of five years of experience in Healthcare Facilities Management.

  5. Advanced skills with Microsoft applications which may include Outlook, Word, Excel, PowerPoint or Access and other web-based applications. May produce complex documents, perform analysis and maintain databases.

  8. Customer Service: Ability to provide a high level of customer service and staff training to meet customer service standards and expectations for the assigned unit(s). Resolves service issues in the assigned unit(s) in a timely and respectful manner.

Social/Environmental Requirements:

  1. Work requires close attention to task for work to be accurately completed. Intermittent breaks during the work day do not compromise the work.

  2. Work is varied every day and the employee needs to be adaptable to respond to these changes and use independent judgment and manage priorities.

  3. No substantial exposure to adverse environmental conditions

  4. Health Care Status: HCW 3: Regular provision of service in a patient care area. Examples: Unit coordinators, lead coordinator/supervisor, patient liaison, nutrition services, environmental services, registrars, information desks, security, etc- Health Care Worker Status may vary by department

Physical Requirements:
