Job Description:

This position involves a variety of tasks, including plumbing, HVAC maintenance, locksmithing, and repairing doors and windows. Job Duties:

Independently performs and provides support to other maintenance personnel in carrying out general plumbing and HVAC repairs. This includes troubleshooting issues in the maintenance of buildings and all related structures. Responsibilities encompass diagnosing problems, implementing effective solutions, and ensuring that all systems are functioning efficiently. Additionally, the role involves collaborating with team members to address complex maintenance challenges and ensuring a safe and well-maintained environment for all building occupants. -35%

Carries out general locksmithing duties, including the installation, repair, and maintenance of locks and security systems. Ensures that all entry doors on campus buildings are properly secured and functioning correctly. This involves rekeying locks, duplicating keys, troubleshooting lock malfunctions, and implementing security upgrades as needed. Additionally, the role requires conducting regular inspections of entry points to maintain a high level of campus security and promptly addressing any issues that may arise. - 20%

Performs general door and window repair work in LSU buildings and associated structures. This includes inspecting, diagnosing, and repairing issues with doors and windows to ensure they operate smoothly and efficiently. Responsibilities encompass replacing broken glass, repairing or replacing door and window frames, adjusting hinges and locks, and sealing gaps to improve energy efficiency. The role also involves maintaining a safe and secure environment by ensuring all repairs meet safety standards and building codes. -20%

Responds promptly to trouble and fire alarm calls in LSU buildings and associated structures. This includes investigating the source of alarms, assessing the situation for potential hazards, and taking appropriate action to resolve issues. Responsibilities involve coordinating with emergency personnel, resetting alarm systems, and ensuring that all safety protocols are followed. Detailed reports of each incident are documented to improve response strategies and maintain a safe environment for all campus occupants. - 10%

Performs comprehensive animal control services in LSU buildings and associated structures. This includes safely capturing and removing stray or nuisance animals, addressing wildlife intrusions, and implementing preventive measures to avoid future infestations. Responsibilities also encompass conducting thorough inspections to identify potential entry points for animals, sealing gaps, and advising on best practices for keeping buildings animal-free. Additionally, the role involves collaborating with local wildlife agencies and following all relevant regulations to ensure humane treatment of animals. -10%

Operates heavy equipment and machinery, including large man-lifts, scissor lifts, forklifts, backhoes, and large trucks with trailers. This involves safely maneuvering and utilizing these machines for various tasks such as lifting and transporting heavy materials, conducting construction or maintenance work, and performing site excavation and grading. Responsibilities include performing pre-operation inspections to ensure equipment is in proper working condition, adhering to all safety protocols, and maintaining a high level of operational efficiency. The role also requires troubleshooting and performing minor repairs on equipment as needed, and keeping detailed logs of usage and maintenance activities to ensure compliance with regulatory standards. Special or Physical Qualifications:

Due to the nature of this position and/or position responsibilities this position shall be subject to drug/alcohol testing in accordance with University Policy Statement 67. In accordance with University Policy Statement 18, this position is considered essential and may be required to report or stay on campus in the event of an emergency or closure. Must have a valid driver's license.

Must be able to lift 50 lbs, be capable of stooping, kneeling, or crouching; able to reach and/or climb a ladder. Due to the position's physical requirements, a pre-employment physical examination will be required per FASOP: HR-04.

Minimum Qualifications

MINIMUM QUALIFICATIONS:

One year of the required experience for the following minimum qualifications must have been on-the-job experience:

Three years of experience or training in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or as a parks building and grounds attendant; OR

Completion of a two-year vocational technical program in general building construction, construction technology, or engineering plus one year of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or as a parks building and grounds attendant; OR

Twelve semester hours in construction management, construction technology, or engineering, or any combination of these courses plus one year of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or as a parks building and grounds attendant.

Examples of Work

AS A MAINTENANCE REPAIRER MASTER

Inspects and approves the work of contractual employees.

Provides guidance for subordinates as directed.

Surveys assigned jobs and insures that sufficient and proper materials and tools are on hand to complete each day's work.

Directs the sequence of work and assigns tasks to subordinates.

Works with and sets the pace for assigned subordinates.

Keeps records as required by supervisor.

Performs major replacements, new installation and modification of HVAC and Refrigeration equipment of all sizes.

Fabricates or repairs metal parts for plant or production machinery.

Performs repairs on high and low pressure gas, steam and water systems.

Performs specialized welding of aluminum, non-ferrous and stainless steel.

Serves as a leadworker and assists in the training of subordinate maintenance personnel.

AS A BUILDING MAINTENANCE MASTER MECHANIC

Operates lathes, milling machine or drill press in the making of parts for pumps, compressors, cooling tower fans, air handlers and other equipment.

Troubleshoots malfunctions, determining the cause of equipment breakdown and the extent of repair for different types of equipment.

Fabricates parts to be used on jobs and/or machinery.

Estimates cost of building equipment maintenance repairs.

Requisitions supplies and equipment for jobs.

Dismantles, repairs and reassembles pumps, compressors, motors, air handlers, cooling tower fans and controls.

Reads and interprets plans and blueprints.

Oversees the work of personnel assigned to assist in accomplishment of maintenance tasks.
