To perform basic work in the installation, repair, adjustment and modification of electrical controls and electronic and pneumatic instrumentation for heating, ventilation, air conditioning and refrigeration systems, boiler systems, fire alarms, sound systems and energy management systems in a large, complex physical plant.

Job Duties:

Repairs and maintains heating, ventilating, air conditioning (HVAC), and refrigeration equipment in buildings. This includes diagnosing and fixing mechanical and electrical issues in systems such as air handlers, chillers, boilers, compressors, and condensers. Performs routine preventive maintenance to ensure optimal system performance, including cleaning coils, replacing filters, checking refrigerant levels, and lubricating motors. Also, identifies worn or damaged parts, performing necessary repairs or replacements to avoid system downtime. -30%

Performs basic repairs on HVAC control systems, including control valves, deck control thermostats, and pressure differential switches and sensors. This involves diagnosing and addressing malfunctions such as stuck or leaking valves, inaccurate thermostat readings, and faulty pressure sensors. Responsible for recalibrating or replacing damaged components to restore proper system functionality. Additionally, troubleshoots control circuitry and ensures accurate communication between control devices and the central HVAC system, optimizing performance. Regularly tests system responses to ensure efficiency and reliability. -25%

Performs basic troubleshooting and repairs on motor starters and pneumatic control instrumentation. This includes diagnosing issues with motor starters such as faulty connections, overloads, and worn-out components, as well as conducting repairs or replacements as needed. Additionally, works with pneumatic control systems to identify problems with air compressors, actuators, valves, and pressure sensors, ensuring proper calibration and functionality. Capable of making adjustments to pneumatic controls to optimize system performance and reliability. -15%

Performs basic repairs and troubleshooting on building management systems (BMS). This involves identifying issues with sensors, controllers, and communication networks that monitor and regulate conditions across HVAC and other building systems. Diagnoses connectivity problems, faulty readings, and control failures, ensuring proper integration of all system components. - 10%

Troubleshoots and performs basic repairs on boiler control systems, flow switches, pressure switches, and relays. This includes diagnosing electrical and mechanical issues in control circuits, ensuring proper functionality of safety devices like flow and pressure switches, and replacing or adjusting faulty components. Also responsible for calibrating sensors, monitoring system performance, and ensuring compliance with safety and operational standards during routine maintenance and repair tasks -5%

Uses basic level schematics and vendor manuals to assist in troubleshooting instrument and control problems. -5%

Uses tools such as pressure and temperature gauges, volt-OHM meters, manometers and other basic test equipment. -5%

Performs other duties as assigned by the Department including on-call and emergency work when required. -5%

Special or Physical Qualifications:

Due to the nature of this position and/or position responsibilities this position shall be subject to drug/alcohol testing in accordance with University Policy Statement 67.

In accordance with PS-18 this position maybe required to report or stay on campus in the event of emergency or closure.

Ability to work in all weather conditions. Overtime and Weekend Work. Ability to lift 50 pounds. Climb ladders. Ability to stoop, kneel, and bend for extended periods. Due to the position's physical requirements, a pre-employment physical examination will be required per FASOP: HR-04.

Minimum Qualifications

MINIMUM QUALIFICATIONS:

Two years of experience in the installation or maintenance of pneumatic, electrical or electronic control systems for heating (including boiler), ventilating, or air conditioning systems.

SUBSTITUTIONS:

Training in the installation or maintenance of pneumatic, electrical or electronic control systems for heating (including boiler), ventilating, or air conditioning systems will substitute for the required experience on a month for month basis.
