Custom Job Purpose:

This position exists to oversees the strategic planning, acquisition, and optimization of the organization's real estate portfolio. This role ensures alignment with long-term goals and operational needs, while maximizing value and efficiency. Key responsibilities include developing and executing a 5-year capital improvement plan, collaborating with stakeholders, and implementing best practices in real estate management.

Essential Functions of this Job

Collaborates with internal departments and external partners to identify opportunities, mitigate risks, and implement best practices in real estate management. They oversee property acquisitions, dispositions, leases, and negotiations, ensuring compliance with relevant laws and regulations. Additionally, they develop and manage budgets for real estate projects, monitor financial performance, and prepare reports for senior leadership. By supervising and mentoring staff, the Assistant Director fosters a culture of continuous improvement and professional development within the facilities planning and real estate teams.

Knowledge, Skills and Abilities:

Must possess knowledge of real estate management, strategic planning, and capital improvement processes. They should have strong analytical, project management, and financial skills to conduct market analysis, oversee multiple projects, and manage budgets effectively. The role requires excellent collaboration abilities to work with stakeholders and external partners, as well as leadership skills to mentor a team and promote continuous improvement. Effective communication skills are essential for preparing reports, presenting findings, and negotiating transactions. Familiarity with relevant laws and regulations is also crucial to ensure compliance and best practices in real estate and facilities management.

Education, Experience and/or Certification/License Requirements

Graduation from an accredited college or university or equivalent combination of schooling and experience in building, construction, urban planning, business administration, project planning or related field (preferred). A minimum of four years of related experience. Must have a valid driver's license and be qualified to drive a School Board vehicle.

Work Context:

Requires some sitting and standing, walking and moving about to coordinate work. Requires the use of alternative communication systems, such as electronic mail, telephones and computers. Requires coordination of work tasks to establish priorities, set goals and meet deadlines. Requires face-to-face discussions and contact with individuals and/or teams. Requires work with internal and external contacts, and with the public.

Physical Environment:

Requires frequent in-county travel to visit School Board sites. Requires working both indoors and outdoors. Requires exposure to outdoor elements, including weather changes, foliage, and insects. Requires the ability to lift, carry, move and/or position objects infrequently weighing up to 50 pounds.
