ABM Industries Maintenance Supervisor in Austin, Texas

Overview

The HVAC Supervisor leads staff members who install, repair, and maintain heating and air conditioning systems in both industrial and commercial buildings. This manager routinely works directly with service and install technicians, dispatch personnel and other managers to ensure customer satisfaction while meeting departmental goals and objectives. The HVAC Supervisor often communicates directly with customers, vendors, and suppliers to ensure accurate communication of job or project status and requirements.

BASIC FUNCTION:

  • Oversee the day-to-day operations of the HVAC team for the client.

  • Manage the operations, maintenance, and repairs on assigned HVAC and Refrigeration equipment and controls, chilled water systems, boilers, and various other mechanical, electrical, and building systems in such manner as to ensure optimal client relations.

  • Ensuring that the Heating, Venting, and Air Conditioning systems of a commercial, industrial, or multi-floor building is maintained and operating in optimum condition.

  • Work directly with our clients, engineering leadership, and vendors in various facets to deliver top tier asset management.

  • Strong administrative, communication, leadership, technical, and organizational skills.

  • Ensure client satisfaction.

MAJOR DUTIES AND RESPONSIBILITIES:

  • Manage the PM maintenance, repairs, and work orders for the site

  • Oversee the Installation and maintenance of the client’s HVAC systems.

  • Troubleshooting mechanical and electrical issues within HVAC systems.

  • Attend meetings with ABM leadership and Client to review and discuss current systems, system needs, issues that have been identified, and recommendations for major repairs.

  • Assist with energy conservation strategy.

  • Ensure adherence to all safety standards as identified by engineering leadership and OSHA standards. To include but not limited to:

  • Safety incident reporting

  • Safety walk execution

  • Strong communication skills to explain what repairs are necessary and important is a key part of your job. 

  • ABM and Client administrative tasks, including but not limited to: Payroll, Training, CMMS updates, Vendor management, Scheduling, SOP development and execution, Team member performance management, QBR and KPI performance review with client.

POSITION REQUIREMENTS:

  • High school diploma or general education degree (GED).

  • Minimum of 10+ years of related experience and/or trade school training or equivalent combination of education and experience.

  • Technical school graduate in HVAC or Mechanical Technology preferred.

  • A valid license/certification for HVAC technicians.

  • Universal CFC certification required.

  • Universal EPA certification.

  • Expert in all general HVAC concepts.

  • Expert in maintaining HVAC systems

  • Knowledge of the equipment, tools and materials used in HVAC services and building maintenance.

  • Knowledge of refrigeration, heating, and air conditioning principles.

  • Knowledge of Direct Digital Control (DDC) and Building Management Systems (BMS) required.

  • Knowledge of CMMS software processes and systems.

  • Experience working with equipment vendors and maintenance contractors.

  • Ability to read and understand blueprints and other technical documentation.

  • Excellent troubleshooting skills.

  • Strong leadership skills with excellent oral and written communication skills.

  • Capable of working independently with minimal supervision.

  • Follow safety practices and recognize hazards.

  • Ability to prioritize and manage multi-functional tasks.

  • Ability to work effectively under pressure and within strict time constraints.

  • Ability to keep detailed records of activities performed and complete required reports.

  • Returns all work areas to a clean, neat, orderly, and safe condition.

  • Learns, understands, and complies with fire, safety, and other emergency practices. Informs supervisor of any condition observed to be unsafe.

  • Ability to maintain good working relations with staff and client contacts and employees.

  • Availability to work shifts and overtime as needed.

  • Proficient with computers and in the Microsoft Program Suite
