Job Title: Building Maintenance Exemption Status/Test: Exempt Reports to: Maintenance Supervisor/Property Manager Dept./School: Maintenance Date Revised: 11.13.23

Primary Purpose: The ability to work independently and in a team environment in building maintenance. Performs repairs and modifications of the interior and exterior of buildings, including plumbing, electrical and carpentry work.

Qualifications: Education/Certification: High School Diploma or equivalent experience preferred Clear and valid Texas drivers license Obtain OSHA Certification Special Knowledge/Skills: Ability to read and interpret building plans. Experience: Supervisory experience preferred Experience in general maintenance is preferred, mechanical, electrical, and plumbing knowledge is required.

Major Responsibilities and Duties: Essential Functions: Building Maintenance and Repair: 1. Ensure district housing is functional, safe, clean, and well maintained. 2. Develops and maintains written departmental procedures for maintenance, repair, and operation of all district buildings and equipment. Ensure work orders are processed and executed in a timely manner. 3. Prepares plans and specifications for contracted repair work and site improvement for submission to the purchasing department for bids. 4. Assists the Director of Maintenance in coordination of occupation, moving, and cleaning of district housing. 5. Complete work orders when necessary for cleaning, maintenance, purchases, etc. Policy, Reports, and Law: 6. Ensure compliance with federal and state law, State Board of Education rule, and local board policy. 7. Compile, maintain, and file all reports, records, and other documents required including timekeeping records. 8. Follow district safety protocols and emergency procedures. Budget and Inventory: 9. Assists the Director of Maintenance in developing and administering budget based on documented needs and ensure operations are cost effective and funds are managed wisely. 10. Assists the Director of Maintenance in planning and direct inventory and stock control program for equipment and supplies. 11. Assists the Director of Maintenance in recommending disposal of obsolete equipment and purchasing of replacement equipment when necessary. 12. Assists the Director of Maintenance in Initiating purchase orders and bids in accordance with budgetary limitations and district policies. 13. Assists the Director of Maintenance in approving and forwarding invoices and purchase orders or the maintenance department to the accounting department. Personnel Management: None Safety: 14. Maintain safety standards in conformance with federal, state, and insurance regulations and district requirements and develop a program of preventive safety under the direction of the Director of Maintenance. 15. Ensure equipment is maintained in optimum operating condition. Other: 16. Participate in development of the districts disaster plan and be prepared to take an active role in responding to emergencies as needed under the direction of the Director of Maintenance. 17. Complete all duties assigned by supervisor, keep clean job site and work area. Must keep tools clean used in performing work. Mental Demands/Physical Demands/Environmental Factors: Tools/Equipment Used ? Must have working knowledge of hand tools including but not limited to screwdrivers, wrenches, levels, power saws, drills, electric test meters. ? Hard hat ? Eye protection ? Gloves ? Cl sed-toed footwear, ? Dusk Mask (as needed) ? Standing/Walking primarily on concrete floors. Posture ? Prolonged sitting; frequent standing, kneeling/squatting, bending/stooping, pushing/pulling, and twisting/reaching overhead; may work in tiring and uncomfortable positions Motion ? Frequent walking, climbing stairs/ladders/scaffolding; regular grasping/squeezing, wrist flexion/extension, and overhead reaching; frequent driving Lifting ? Must be able to lift up to 35lbs. while climbing a ladder. Must be able to lift or carry up to 50lbs., pushing/pulling up to 70lbs. ? Must be able to handle all tools necessary to complete tasks assigned. ? Climb ladders up to 12ft. Environment ? Can work inside and outside, exposed to extreme heat in summer and cold in winter; high humidity; dust; paint fumes; PVC glue and cleaner; risk of physical danger from electrical work and power tools and work in dangerous locations; noise from saw, drills, and grinders being operated. Mental Demands ?
