The Technical Director is accountable for devising environmental sustainability strategies per asset covering all commercial real estate sectors (offices, retail and logistics) in the Netherlands (particularly the strategy for the decarbonisation of the assets in the portfolio), in line with the overall strategy as defined by the ESG-team within EMEA and the Netherlands and is responsible for implementing them with the respective Asset Managers once approved.

In addition, the Technical Director is accountable for approving Planned Preventive Maintenance (PPM) plans and ensuring that these are properly implemented, with a special focus on aligning PPM to the decarbonisation roadmap.

Other tasks include:

  • Supporting the ESG team in the continuous development of the environmental sustainability strategy and monitor the progress of the implementation,

  • Supporting the local asset management teams for the technical management of the portfolio and for the implementation of environmental measures,

  • Guiding external suppliers (like Property Managers, Project Managers and Contractors) in the implementation and execution of the sustainability strategy and PPM.

Environmental sustainability and implementation of decarbonisation:

  • First local contact for the implementation of the corporate environmental sustainability strategy (in line with the EU taxonomy) and in particular the strategy for the decarbonization of real estate portfolio within the Netherlands across all commercial asset classes (Logistics, Offices & Retail). This comprises areas such as energy-efficient asset management, digital meter concepts, e-mobility, electric charging stations, smart meters, photovoltaics, geothermal energy, etc.

  • Coordination of local green energy tenders, energy audits and other KPIs relating to environmental sustainability.

  • Coordination of local certifications (energy certificates, BREAM, GRESB, etc.).

  • Creation and implementation of concepts for energy-management/ consumption-efficient management.

  • Coordination of the collection and the reporting of consumption data.

  • Implementation of strategies for the continuous improvement of data quality as well as for the monitoring of decarbonization (target path analysis) of individual assets.

  • Development & implementation of tools for analyzing the effectivity for environmental measures, taking life cycle considerations into account.

  • Advising and supporting the operational units in the real estate-related implementation of Environmental measures.

Innovation:

  • Evaluation of different options as well as market sounding with regard to innovations and trends in the field of sustainability and digitalization, smart building, proptech, artifical intelligence; identification of digital solutions and implementation in new business & use cases to create digital twins and smart buildings.

  • Implementation of smart building technologies in order to create better indoor environment, save energy, reduce operating expenses and improve occupier experience.

  • Implementation and evaluation of pilot projects for predictive maintenance approaches.

  • Optimization of performance concepts and digitalization of processes.

Technical asset management:

  • Central point of contacts for the Dutch team for the technical asset management across all commercial asset classes.

  • Support the planning for technical OPEX and CAPEX measures.

  • Support the implementation of Planned Preventative Maintenance and adherence to local laws and regulations including health, safety and security.

  • Support the management of conversion/refurbishment projects and rental space extensions.

  • Coordination of capex plans and lifecycle cost analyses and plans.

  • Coordination of technical service providers which are working across all commercial asset classes.

  • Review of TDD reports for new acquisitions (including the recommended environmental measures).

  • Support the local teams in the coordination and management of the rectification of defects after acquisition.

  • Define and implement framework for the control / support of warranty management.

Procurement management:

  • Appointment and monitoring main contractors for PPM and the (recoverable) small repairs and service contracts.

  • Initiation and coordination of maintenance tenders (in-house & external consultants).

  • Cross-portfolio benchmark and optimization of operating costs.

  • Bundling of purchasing services (supply, disposal) and planning, implementation and documentation of price and service negotiations.

  • Advice and support of the operative local units in the selection of technical service providers.

QUALIFICATIONS AND REQUIREMENTS

  • Strong academics, with a master degree in preferably the fields of engineering or architecture , ideally supplemented by additional real estate-specific training (MRE/MRICS) or comparable training in the real estate industry. Degree in sustainability is a plus.

  • Minimum of 10 years of relevant working experience in the field of technical and commercial project development/ management and facility management,

  • Experience in the field of sustainability and transition to net-zero in real estate ,

  • Experience in the tendering and negotiation of construction contracts, agreements with architects (planning) and contracts for technical services,

  • Excellent written and verbal communication skills, combined with a professional and engaging manner,

  • High level of self-motivation and willingness to take on responsibility,

  • Team-worker and ability to work in a matrix organization,

  • Ability to organize and structure multi-dimensional and complex workstreams,

  • Ability to work in a cross-cultural and multi-disciplinary environment and with managing teams,

  • Performance-oriented and entrepreneurial mindset as well as hands-on mentality,

  • Fluent in Dutch and English,

  • Strong ethic and ambition.
